A refrigeration and air-conditioning recommissioning project that returned a dormant fruit shop tenancy to full operation, with a new coldroom system, upgraded air-conditioning and redundant equipment removed from site.

Returning a dormant fruit shop tenancy to operational condition.

The landlord engaged SETPOINT to provide an up-to-date assessment and report on the condition of the tenancy’s equipment and systems after the site had been out of operation for 2-3 years. SETPOINT was then engaged to replace several complete systems and bring the site back into full operation.

The Problem

The tenancy had been idle, and the existing systems needed a clear condition assessment.

After 2-3 years out of operation, the fruit shop tenancy needed its refrigeration, mechanical and electrical systems assessed before a new customer could move in and begin fit out.

The landlord needed confidence in what could be reused, what needed to be removed and what had to be replaced. For a fresh produce tenancy, the coldroom, air-conditioning and associated services all needed to be operational before the business could progress.

The challenge was readiness. The site needed to move from dormant tenancy to operational fruit shop quickly, without carrying forward old, unnecessary or unreliable equipment.

The Solution

A practical recommissioning package covering refrigeration, air conditioning and redundant services.

SETPOINT replaced several complete systems, supplied a new coldroom installation and upgraded the air-conditioning infrastructure required for the incoming tenancy layout.

Condition assessment

SETPOINT assessed the existing equipment and systems and reported on their condition after the site had been out of operation for several years.

New coldroom system

A new 28 kW coldroom system was supplied and installed, including 50 m of new pipework and insulation.

Redundant equipment removed

Unrequired refrigeration, mechanical and electrical equipment was decommissioned and disposed of to clean up the tenancy for the new fit out.

Split-system air conditioning

Multiple split-system air-conditioning units were supplied and installed to support the tenancy requirements.

Packaged unit and ductwork upgrades

The 25 kW compressor in the existing packaged air-conditioning unit was replaced, and existing ductwork was retrofitted to suit the new tenancy layouts.

The site was prepared for the business, not just repaired.

The work removed unneeded legacy equipment, added a new coldroom system and adjusted air-conditioning services to match the new tenancy layout.

That meant the customer could focus on fit out with the core services already operational.

The Outcome

The customer could move in and start fit out ahead of schedule.

With the refrigeration and air-conditioning systems operational, the incoming customer was able to move in and begin fit out before schedule.

The project returned the site to full working condition and gave the new fruit shop the coldroom and air-conditioning capability required to move forward.
